We have always been advocates of getting your home inspected during escrow.  Currently, our entry level home market in Sonoma County is dominated by bank owned properties.  These types of properties make it even more important to have your potential new home thoroughly inspected by a licensed inspector. Typically buyers have less of a history on bank owned properties, coupled with the fact that many homes are left in less than optimal condition by the previous owner.  It is very important for you as the buyer to know exactly what you are buying, even if it seems like a great deal.  The money spent on inspections (typically around $700.00 for a home inspection and a pest inspection combined in this area) is money well spent.  I remember back to one of our escrows, when a home inspector found that a roof had been installed incorrectly by the builder.  This was a one year old home!  Fortunately, we were able to work with the builder to reinstall a complete roof prior to the close of escrow.  It is always best to discover problems prior to owning the home.  Don't go it alone, put us on your team today!
